The Neighbourhood

Larchwoods is a thoughtfully planned manufactured home community in Olds, Alberta, developed by Totangi Properties. It features high-quality, factory-built, one-level homes by Triple M Housing. Here, homeowners own their homes and lease their homesites, creating an affordable and low-maintenance path to homeownership in a welcoming neighbourhood setting.
Phase 1 includes 26 homesites. The community will grow in carefully planned phases to approximately 110 homes, complete with landscaped streets, shared green spaces, walking paths, and community amenities. Explore the Neighbourhood Siteplan to see how things are taking shape!
Standard lots are approximately 15 m x 32 m (50 ft x 105 ft), or about 5,000 square feet, offering plenty of space for a yard, parking, a deck, and an optional detached garage.
Larchwoods is located at 5200 – 58th Street in Olds, Alberta. It is conveniently positioned just south of the Olds Regional Exhibition grounds and only a short walk or bike ride from Uptown Olds shops, services, and recreation.
No, Larchwoods is a family-friendly community that welcomes homeowners of all ages and stages of life.
The community is designed with walkability, green space, and connection in mind. Planned amenities include walking trails, landscaped parks, a gazebo and picnic area, and a future community office and meeting space.
Yes! Our presentation centre and showhome is now open at 5221 54th Street in Olds. Come visit us during our open hours: Wednesdays & Fridays from 1-4pm, or Saturdays from 12pm-3pm. Or, get in touch with us to book a tour outside of our regular hours!
Yes, we love pets! Each household can have up to two pets (dogs and/or cats), subject to Town of Olds bylaws and community guidelines. Some dog breed restrictions may apply.

Larchwoods Homes

Homes at Larchwoods are modern, single-level manufactured homes by Triple M Housing, offering 2–4 bedrooms and 2 bathrooms, ranging from approximately 1,200 to 1,680 square feet. Several thoughtfully designed floorplans and exterior styles are available.
Pricing will be finalized when 2026 pricing is confirmed by our builder, Triple M Housing. Based on current guidance, we expect homes to be in the mid-$300,000 range, with a home similar to the presentation centre priced around $365,000 plus GST. We expect final pricing details in December or January.
Absolutely! Buyers can select from finish packages, colour palettes, and layout options. Standard features are included in every home, with optional upgrades available for those who want an extra personal touch. Contact us to learn more — we’d love to discuss options with you!
Yes! Most lots can accommodate a detached garage, typically around 14’ x 24’, with larger options available depending on the lot. Garages are built by the developer to complement your home’s exterior.
Homes are precision-built in a climate-controlled factory, then delivered to the community and welded to a steel pile foundation. Once installed, they are connected to utilities and finished with skirting, steps, a deck, landscaping, and optional detached garage upgrades.
Every Larchwoods home is backed by the Alberta New Home Warranty Program, ensuring quality protection and peace of mind. The warranty stays with the home, not the owner.

Our Service Team is available to correct any such issues promptly and professionally, ensuring your home continues to meet our standards of excellence.

Financing & Ownership

You purchase your home and lease the homesite. This approach lowers the upfront cost of homeownership and keeps monthly costs predictable.

Rent is approximately $675 per month. This includes land use, community maintenance, snow clearing on common roads, garbage and recycling service, property tax on the land, and access to shared amenities and green spaces. Homeowners pay for their own water, sewer, electricity, gas, and telecom services.
Land-lease living makes homeownership more attainable by reducing upfront costs. You purchase your home and lease the land, which helps keep your mortgage lower while still providing a private yard, parking, and a high-quality community environment.
The land-lease model provides many benefits for the homeowner, including:
– Lower upfront cost to buy your home compared to traditional subdivisions

– Fixed predictable monthly lease payment
– No responsibility for land taxes, major road repairs, or community amenity upkeep

– Ability to resell your home in the future, with the buyer assuming the lease

Yes! Many lenders finance manufactured homes on leased land, especially when CMHC-insured. Traditional financing options with 25% down are also available.
Yes! Homes qualify for the federal GST new housing rebate, and first-time buyers may be eligible for additional programs based on current federal rules.
Absolutely! You can sell your home at any time. The buyer must apply and qualify for tenancy in the community. As a seller of a home, you should ensure that there is a seller’s condition stating that the buyer must be approved for tenancy.
No. Homes at Larchwoods must be owner-occupied to support a strong, connected community.
Homeowners will be assessed property tax directly by the town on their home only. The property tax assessed on the homesite is paid by Larchwoods and is part of your monthly lease.

Move-In Process

Buyers typically choose their preferred floorplan first, then select an available lot. Some move-in-ready “spec homes” will also be available.
Available upgrades include countertops, flooring, exterior features, garage construction, deck size, and enhanced landscaping. All upgrades are coordinated through the Larchwoods team. Contact us to learn more!
Each home includes sod, a street tree, and a small planting bed with select shrubs or flowers. Additional landscaping can be added for an extra fee.
Standard build and delivery timelines range from 3 to 6 months. Quick-possession homes will also be available. First move-ins are expected in September 2026.
All buyers complete a standard tenancy application, and purchase agreements are conditional on approval by the community manager.
