When you buy a newly built home in Alberta, 5% GST applies to the purchase price. On a new Larchwoods home, that’s ordinarily several thousand dollars owing on top of the price you see on the list. For a limited time, to mark the occasion of our Groundbreaking, we’re covering that cost for qualified buyers on select homes ready for September occupancy.

How It Works
The federal government offers a partial rebate on GST for new home purchases under the New Housing Rebate program (CRA form RC4028). Where that rebate applies, Larchwoods tops it up so qualified buyers owe zero net GST. Where a buyer qualifies for the federal First Time Home Buyer GST Exemption and already owes no GST, the Larchwoods top-up isn’t needed — the federal benefit already covers it. Either way, the result for the buyer is the same: nothing extra owing for GST at closing.
What You Need to Do
You’ll need a signed purchase agreement on or before July 31, 2026 . Beyond your initial deposit, you don’t pay the balance until just before occupancy — so there’s no need to have your full financing in hand today to lock in the offer. Homes covered by this promotion are on track for September 2026 occupancy.

What This Means for Your Purchase
What you see on the price list is what you pay. The GST that would ordinarily be added at closing — and would ordinarily need to be financed or paid in cash — simply isn’t there. For a buyer on the Tinda Ridge, that’s up to $17,100 staying in their pocket. For the Emerald, it’s $18,213. This isn’t a discount off the purchase price — it’s a real closing cost that Larchwoods is absorbing on your behalf.
